No early check-in or late checkout with out prior approval, a fee of $50 for late/ early arrivals.

If the tenant vacates before the term ends, tenant will be not be entitled for a refund.

PAYMENTS. Submitting payment means you have agreed to the short term lease agreement. Total rental rate includes rent and cleaning fees. Cashier’s checks, personal checks, money orders, and credit cards are all acceptable forms of payment.

DELIVERY OF PAYMENT. Cashier’s checks, personal checks, money orders, and credit cards are acceptable forms of payment and can be either mailed or placed in office window drop-off located at:

Maximum Occupancy. The maximum number of guests is limited to the number posted on the unit. An additional charge or $25.00 per person per night for guests.

Damage Insurance. All reservations require the purchase of an Accidental Rental Damage Insurance (ARDI) policy. The cost is $45.00 for $1500.00 of accidental damage protection. This fee is non-refundable.

Accidental Rental Damage Insurance covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1500.00. Any damages that exceed $1500.00 will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, the Insurer will reimburse the lesser of the cost of repairs or the Actual Cash Value of the property, up to $1500.00. Certain terms and conditions apply. Full details of the Accidental Rental Damage Insurance coverage are contained in the Description of Coverage. Accidental Rental Damage Insurance can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request TravelGuard to pay directly Historic Smalls Alley, LLC, any amount payable under the terms and conditions of the Accidental Rental Damage Insurance policy. Please contact Historical Smalls Alley, LLC directly if you do not wish to participate in this plan or assignment.

TRAVEL INSURANCE. Travel Insurance is available for 7% of your total invoice and offered through Travel Guard All Seasons Travel Insurance. Travel Insurance must be purchased 30 days prior to your arrival if you choose to have the insurance. Historic Smalls Alley, LLC recommends guests purchase travel insurance if there are concerns about loss of job, sick kids, inclement weather or the potential of a death in the family. For travel insurance coverage information, please contact TravelGuard at 1-800-208-5789 or when calling from abroad please call 1-715-295-5452. Your premium will be charged to the credit card on file within 24 hours of the reservation.

STATE/COUNTRY/INTERNATIONAL EMERGENCY.

Tenants agree to vacate the premises when a Mandatory Evacuation Order has been issued due to a pending emergency. No refund of any monies paid will be made to Tenant, nor will a stay be allowed at a later date, due to a hurricane evacuation or other natural catastrophe, pandemic, or the unavailability of Travel Protection Insurance due to the current existence of an emergency at the time a reservation is made.To prevent loss of rental payments we strongly recommend purchasing Travel Protection. In the event of an ordered evacuation due to hurricanes or other storms, you are required by state law to vacate the property. If you do leave due to “Storm Warnings” or “Voluntary Evacuation” Historic Smalls Alley LLC will not issue refunds. We strongly recommend that Guests purchase travel insurance for stays occurring during hurricane season, June 1st- November 30th, or if you are concerned about any health issues.  No refund will be made for the period of time the area may be closed following an evacuation due to hurricane, pandemic, or other natural disaster. Historic Smalls Alley, LLC. strongly recommends the purchase of Travel Protection Insurance.

CHECKOUT PROCEDURES.
All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and run.
Parking passes/remote control is left inside the unit on the kitchen table upon departure

CANCELLATION REFUND POLICY. Any cancellation received thirty (30) days or more prior to the arrival date will be subject to a full refund of prepaid rent less %50 of monies paid. A cancellation must be in writing and acknowledged by AGENT. Any cancellation received within Thirty (30) days of the arrival date will forfeit the reservation deposit and any monies paid.
For changes that result in a shortened stay forfeit all rent and fees. A refund of any prepaid rent will be refunded if AGENT is able to re-rent the property for your original stay dates less 75%.

ADDITIONAL SERVICES. Additional services necessitated by the act of no-compliance with this lease shall be charged. Additional charges may include, but not limited to; preparing letters to affect proper notice of a lease violations $50 each, inspection of lease violation, returned check notice repairs or cleaning due to neglect of the tenant.

UTILITIES. Landlord__X__ Tenant____ is responsible for water, Internet, electric and cable TV

REPAIRS. Should any repairs be necessary, the tenant must contact the landlord immediately before any repairs are made.
ALL REQUEST MUST BE MADE BY EMAIL OR IN WRITING
Plumbing- toilets clogged by tenant are tenant’s responsibility.

RIGHT OF INSPECTION. Landlord may enter the premises in the event of emergency, to make repairs or improvements or to show prospective tenants or buyers. Landlord may enter premises to conduct inspections to check condition, safety or maintenance problems. Landlord will give proper notice before entering.

PETS. I have a pet fee of $100 Non-refundable deposit. No pets on the couch or beds, up to $150 additional fee for excessive pet clean up. There is a $200 pet fee if a pet is found in the unit without permission. All PETS must be approved prior to arrival.

RENTERS INSURANCE.The tenant is responsible for insurance coverage on any and all personal property.

PARKING “PARKING IS FOR TENANTS ONLY” The cost for the parking space is free for the first car and $35 for each additional car per visit.
A “PARKING PASS” placard will be issued and is to be placed on the dash of your car, an additional pass will be issued to extra cars after fee is paid.
A fine of $50 will be imposed for illegally parked cars and are subject to boot and or towing.

“NOT RESPONSIBLE FOR DAMAGES OR THEFT”

DISTURBANCES Tenant and guests will not create a nuisance by annoying or disturbing the quiet enjoyment of any other tenant or nearby resident. A fine of $100 will be assessed if I receive a call from another tenant or neighbor, $200 if the police are called.

KEY CODE. Will be issued when you arrive and all payments have been paid

TENANT RULES AND REGULATIONS.
AT THE END OF THE TERM, GUEST IS RESPONSIBLE FOR LEAVING by check out time (stated at top of lease agreement).
All dishes should be placed in the kitchen dishwasher and run, all food removed from refrigerator and placed in trash, GUEST to remove all trash from the unit when checking out and all beds stripped prior to departure at check-out.
GUEST will be responsible for excessive cleaning charges at the owner’s discretion.
Porches side yard and parking areas will be kept neat and free of clutter and trash
GUEST agrees that no tents, RVs, trailers, boats or overnight campers shall be placed or parked on the PREMISES.
One authorized vehicles will be permitted to park in designated parking area.
GUEST agrees and acknowledges that (a) rearranging of furniture is not permitted; (b) charcoal grilling shall not be allowed in the apartment or close to the house or rental building.
Guest will provide, paper products, cleaning supplies, and food items.
GUEST shall not use, occupy or permit the described premises or any part thereof to be used or occupied for an unlawful, illegal or immoral or hazardous purpose
Loud and unruly behavior will not be tolerated. If owner is notified by neighbors, police officials, or condominium association as a result of such behavior, GUESTS will forfeit the deposit and will result in Immediate eviction.
AT NO TIME shall the number of persons be in excess of the occupancy limit with the exception of temporary visitors. Exceeding the occupancy limit shall be deemed a breach of this Lease and AGENT has the right to terminate the Lease and retain the total rental fee. The hosting of parties anywhere on the PREMISES is not permitted without Owners approval.
No smoking is allowed in the PREMISES.
NO CIGARETTE BUTTS, please use ash trays there will be a $20 cleanup fee
Washer/ Dryer is for tenants only
Towels are not to be taken to the beach! We suggest you bring your own beach towels
Pets, allowed only if a agreement has been made prior to arrival no pets on furniture or beds excessive cleaning fees will apply

SMOKE DETECTORS: DO NOT REMOVE BATTERIES CONTACT LANDLORD IMMEDIATELY IF NOT WORKING PROPERLY OR BEEPING

HURRICANE OR STORM POLICY
No refunds will be given. If a mandatory evacuation is issued by the National Hurricane Center or our local governing officials due to a tropical storm or hurricane threatening our area, refunds will be given by TravelGuard if you purchased coverage before the storm was named. Historic Smalls Alley, LLC will not issue refunds of any rent payments.Tenants are strongly encouraged to purchase All Seasons Travel Insurance at the time of the reservation to protect against cancellations as a result of named storms or evacuations.

ENTIRE AGREEMENT This document constitutes the entire agreement between the parties,And no promises or representations other than those that are contained here and those that implied by
Law has been made by landlord and tenant. The failure of the tenant or their guest to comply with any term of this agreement is grounds for termination of the tenancy, with the appropriate notice
to tenants and procedures as required by law.
